Booking terms

The simple rules for booking Leighs Cottage or Little George directly with us.

  1. Who you book with. Your booking is with Denisa Kriskova, trading as Essex Escapes (“we”). Contact: hello@essexescapes.co.uk.
  2. How booking works. Choose your dates and send a booking request. We check the dates and email you a secure payment link. Your booking is confirmed when your payment is received and we email your confirmation.
  3. Payment. The full price is paid when you book, using our secure payment link, within 4 hours of receiving it (2 hours on peak dates; links sent after 8pm stay open until 10am). We hold the dates for you during that time; if it isn’t paid, the dates are released. The price includes cleaning, linen and towels.
  4. If you cancel. Free cancellation up to 24 hours before check-in – just email us and we refund everything you have paid within 5 working days. If you cancel less than 24 hours before check-in, or don’t arrive, we keep the first night and refund the rest. If you leave early, you pay for the nights you stayed plus one extra night, and we refund the rest. For stays of 28 nights or more, cancellation is free up to 30 days before check-in; after that the first 30 nights are payable. We recommend travel insurance. The 14-day cooling-off period does not apply to holiday accommodation booked for specific dates.
  5. If we cancel. If we have to cancel, for example because the property becomes unusable, we refund everything you have paid. Our liability is limited to that refund.
  6. Arrival and departure. Leighs Cottage: check-in from 3pm, checkout by 11am. Little George: check-in from 2pm, checkout by 10am. We email your arrival guide, with directions and self check-in details, before you arrive. Early or late times only by prior agreement.
  7. Guests. Only the guests named in the booking may stay. Maximum: Leighs Cottage 11, Little George 6. The lead guest must be at least 21 and stay for the whole booking.
  8. Looking after the home. Leave it in the condition you found it and tell us about any damage or breakages straight away. You are responsible for damage caused by your group beyond normal wear and tear.
  9. House rules. The house rules on each property page form part of these terms. If they are seriously broken (for example a party, more guests than booked, or behaviour that disturbs neighbours) we may ask the group to leave without a refund.
  10. Security cameras. Both properties have exterior security cameras for security and the safety of guests and the property. At Leighs Cottage the camera covers the front driveway. Cameras cover outside areas only. There are no cameras inside either property. By booking you acknowledge the cameras. Footage is only viewed if there is a security concern, incident or breach of these terms, and is handled as set out in our privacy notice.
  11. Personal belongings and safety. You use the garden, pizza oven, BBQ, log burner, games room and other facilities at your own risk and must supervise children. We are not responsible for loss of or damage to your belongings, except where caused by our negligence. Nothing in these terms limits liability for death or personal injury caused by our negligence, or your statutory rights.
  12. Complaints. Please tell us during your stay so we can put things right. Otherwise email hello@essexescapes.co.uk; we acknowledge within 2 working days and aim to resolve within 14.
  13. Your data. We use your details only to manage your booking, as set out in our privacy notice.
  14. Law. These terms are governed by the law of England and Wales.
